Troy Mertz has served as chief executive officer with Delaware Trust & Lending since 2012. Delaware Trust & Lending presently seeks out opportunities in suburban Chicago’s real estate capital market with the potential to generate leveraged asset returns that rank above traditional funds. By funding these opportunities with fresh equity, the company has been able to establish reliable long-term investments with the goal of achieving maximized leveraged returns on the preexisting debt structure through the normalized real estate market recovery. Troy Mertz excels in his role as a value real estate asset strategist and has extended his reach to the Gilberts and Algonquin areas of Illinois. As a manager of Gilberts Development, LLC, he has succeeded in refinancing defaulted bonds that resulted from a bankruptcy by the previous owner and developer. With newly issued municipal bonds, the formally distressed assets now stand as a productive cash flowing project.
Troy Mertz, a graduate of Purdue University, worked as a floor broker and trader at the Chicago Mercantile Exchange. Over the course of a 20-year career as a trader, he gained experience in every major market pit trading in currencies, fixed income, equities and agriculture.
