The vast majority of the units in these communities are reserved for occupancy by low income and very low income tenants in return for government subsidy. The tenants’ rent payments are typically substantially below market rate rents for comparable properties.
SP and its affiliates have found resourceful ways to invest in and create affordable housing, such as partnerships with public, private and non-profit organizations that are focused on serving low income and very low income seniors and families. In developing, rehabilitating and operating affordable housing, SP and its affiliates focus on attractive, well maintained, safe and affordable communities that elevate the lives of the residents they serve and that all stakeholders can feel proud to be a part of.
SP Investment Fund LLC and its affiliates also creatively invests in affordable housing through the purchase of limited partner interests in limited partnerships which own affordable housing. Many of these limited partnerships were formed thirty years ago as tax shelter partnerships, but our now burnt out tax shelters that generate phantom taxable income (taxable income in excess of any distributions) and have never had a liquidity event.
