Selling your home is never an easy process, and it is one that most people do not have a lot of experience with. It is for this reason that I often field a lot of questions relating to what it is that a real estate agent should be doing for their clients, and whether or not their efforts are consistent with best real estate practices. It is important to recognize that there is a lot of work that is done “behind the scenes,” so if it seems like your real estate agent is not doing enough to sell your home, chances are it is just that you are not seeing the actual extent of the work they are doing. As for what you should expect from your agent, there are a few basic responsibilities that every agent is expected to provide to their clients.
Advising on Preparing a Home for Sale Real estate agents have a great deal of expertise when it comes to staging a home for sale. As a seller, you should expect that your agent will go over all of the things you can do to increase the value of your home and to improve the chances you will get the asking price on your home. Your agent should also provide some feedback based on what prospective buyers say when they show the home so any additional improvements can be made before the next showing.
Marketing and Facilitation One of the primary responsibilities of the real estate agent is to market the home properly and to facilitate showings of the home to prospective buyers. Each market is different, and it is very likely that the real estate agent you are working with is well aware of the best promotional strategies for that particular area. Of course, the seller is welcome to provide any insight they wish on how they want to see the home marketed, but it is generally best to defer to the real estate agent’s expertise in this regard.
Providing Consistent Updates Your real estate agent should be communicating with you on a regular basis so that you are keenly aware of any progress that is being made or any other relevant updates on the sale of your home. Most agents try to communicate once per week, but this will vary according to the activity on your listing. If you do not hear from your agent as often as you would like, simply ask for regular updates. Your agent will likely be happy to oblige.
