I have had good luck with the water based regular and spar urethane. It is used by me on furniture projects i make, and with it being water based, I’m not using quarts of paint thinners for clean up. matte finish wood sealer stopped spar carrying the water based, but when they did, It was used by me. As to applications, it should be noted that the urethanes are great for splashes, but if exposed to standing water they get white, gooey and ruined… even the oil-based type. Consider 2-part clear epoxy for those spots as it can be underwater . We used disposable plastic cups as mixing containers. Leave one section raw, wipe full-strength sealer on one section, and wipe half-strength sealer on the third section. Let it dry for about an hour and sand with 220-grit paper lightly. I have many customers who are in a rush to move into their new home, but I always recommend that it's worth delaying move in by a few days and get their floors done right.
